One Park Lane prices by residence type
Two bedroom apartments
Two bedroom residences come in two plans. The 93.5 m² plan, on Levels 5 to 16, has a hinterland view and is priced from about $1.30 million. The 126.7 m² plan, on Levels 25 to 37, has water and hinterland views and is priced from about $2.05 million to about $2.55 million. Each has two bathrooms and one car space.
Three bedroom apartments
Three bedroom residences are half-floor homes of 166 m² (north-facing) or 171 m² (south-facing), with two bathrooms and two car spaces. Seven are listed, on Levels 43 to 55, from about $2.85 million to about $3.35 million.
Four bedroom apartments
Four bedroom residences each take a full floor of 341 m², with four bathrooms, two car spaces and an outlook in every direction. Three are listed, on Levels 77, 78 and 92, from about $7.30 million to about $8.80 million.
One Park Lane price per square metre
Dividing each indicative price by the listed internal area, the residences on the list work out at about $13,900 to about $25,800 per square metre. The smaller two bedroom residences on the lower levels are at the bottom of that range and the Level 92 full-floor residence is at the top.
In May 2026 the developer said its remaining stock averaged about $17,000 per square metre, and compared that with about $20,000 per square metre for lower-floor apartments in Broadbeach and Main Beach. That comparison is the developer’s own statement and has not been checked by us. Prices per square metre vary a great deal with level, view and finish, so compare like with like.
What the price list does not show
The developer’s price list states that most residences below Level 25 have been secured. Residences that come back onto the market are added to the list, so it changes from week to week. Body corporate levies, stamp duty and other purchase costs are not included in these prices.
