Buying One Park Lane as a foreign buyer

One Park Lane is a new dwelling, which is the category of Australian home that foreign buyers can still purchase. This guide covers the rules as they stood on 12 October 2026. It is general information, not legal or tax advice.

Can foreigners buy property in Australia in 2026?

Yes, but only in limited categories. Australia banned foreign purchases of established dwellings from 1 April 2025. The 2026–27 Budget extended the ban to 30 June 2029. It applies to foreign persons, including temporary residents and foreign-owned companies.

New dwellings are outside the ban. A foreign person can still buy a newly built home or an off-the-plan apartment from a developer, subject to foreign investment approval. One Park Lane is sold off the plan as new dwellings.

Do I need FIRB approval to buy at One Park Lane?

Foreign persons generally need foreign investment approval before they buy residential property in Australia, whatever the price. People often call this FIRB approval, after the Foreign Investment Review Board. For residential property the application is made through the Australian Taxation Office, and the fee is scaled to the purchase price.

A developer can hold a New Dwelling Exemption Certificate for a project. Where one is in place, an individual foreign buyer may not need to lodge a separate application. Ask us for the current position on One Park Lane when you enquire.

What extra costs do foreign buyers pay in Queensland?

  • Additional foreign acquirer duty. Queensland charges 8% on a foreign buyer’s interest in the property, on top of standard transfer duty.
  • The foreign investment application fee. Paid to the Australian Government when you apply, and scaled to the price.
  • Land tax. Queensland applies a land tax surcharge to foreign owners. Check the current rate with the Queensland Revenue Office.

Allow for these from the start. On a purchase in the millions they are large amounts.

Can temporary residents and visa holders buy?

Temporary residents are covered by the ban on established dwellings, and they can still buy new dwellings with approval. Your eligibility, your approval pathway and the timing depend on your citizenship, your visa and the structure you buy in. Australian citizens living overseas, permanent residents and New Zealand citizens are treated differently from foreign persons. Confirm your own position with your legal and tax advisers.

Buying from Hong Kong, Singapore, the UAE or elsewhere

The rules turn on whether you are a foreign person under Australian law, and where you live does not change them. You do not need to be in Australia to buy. Enquiries from overseas are answered personally, and appointments by video call are available across time zones. You can also see the 360° views from the tower online.

How a purchase from overseas usually runs

  1. Choose a residence from the current price list and ask for its floor plan.
  2. Speak to an Australian solicitor or conveyancer about the contract and your foreign investment position.
  3. Reserve the residence. Contracts are prepared by the selling agent, Equitable Property Group Pty Ltd.
  4. Obtain foreign investment approval, if you need your own, before the contract becomes unconditional.
  5. Pay the deposit under the contract, then settle when the building is complete.

What we do and do not do

NextKey promotes One Park Lane and passes enquiries to the selling agent. We will explain the steps and tell you where an adviser’s work starts. We do not obtain foreign investment approval for buyers, and we do not give legal, tax or financial advice.

General information only, current at 12 October 2026. Foreign investment rules, application fees and duty rates change. Check your position with your own advisers, the Australian Taxation Office and the Queensland Revenue Office.
